Soul-y Austin Business District Incubator

FacebooktwitterlinkedinFacebooktwitterlinkedin

Soul-y Austin exists under the City of Austin’s Economic Development Department’s emerging Commercial Stabilization Program, which aims to promote, support, and improve Austin’s commercial areas and corridors. Soul-y Austin will select a number of commercial areas to work with and provide the businesses with the education and resources needed to successfully form merchants associations in their business districts. As part of the Soul-y Austin program, businesses in the selected commercial corridors are required to participate in the merchant’s association formation training. The training, led by Andrea Harrington from Texas CBAR, addresses legal aspects of merchants associations including the different types of organizations and what their main goals are, the application process, and how associations maintain legal status.

The training serves as a resource for businesses prior to any decision making. Businesses in each of the Soul-y Austin districts will have to vote on which type of organization or association they would like to be, they will need to select their president and board members, and will need to decide what the membership dues will be, etc. Without any prior knowledge about the process, businesses might make unfounded decisions that can jeopardize the success of their merchants association and impact the future of their commercial corridor.

For more information on this effort please contact Nicole Klepadlo, Project Manager at (512) 974-7739 or by email at nicole.klepadlo@austintexas.gov.

Manor Road

Manor Road businesses is an example of a group that recently embarked on the adventure of working with the Soul-y Austin program in hopes of forming a Manor Road Merchants Association. With the hopes of creating a greater future for their corridor, a number of businesses on Manor Road approached the Soul-y Austin Program Manager in early 2015 and expressed interest in participating as one of the commercial districts for the City’s initiative. The Manor Road corridor, which is bordered by IH-35 and Airport Boulevard, is home to a variety of businesses and services which include a unique selection of bars, restaurants, and shops.

The impact of surrounding development in East Austin has put pressure on Manor Road businesses as rising rents are forcing businesses and residents out of the area. In.gredients, Windmill Bicycles, Haymaker, Dane’s Body Shop, and SchoolHouse Pub are a few of the Manor businesses involved in addressing these issues, and they are closely collaborating with the Soul-y Austin team assisting their area.

Businesses have been attending monthly meetings in which they are educating themselves on how they can improve their district both physically and economically. Manor Road businesses consistently state how their corridor is in need of physical improvements, and how improving the district would attract more pedestrian traffic therefore increasing the economic vitality of the area. Sidewalk improvements, increased walkability, and safety are a few of the priorities identified by the businesses. Businesses have also recognized how Manor Road is a bikeable corridor that provides individuals and families with a variety of nighttime activity. Additionally, Manor Road businesses are highly interested in collectively branding and promoting their corridor – they are unifying to develop strategies that will fulfill and exceed the expectations of Manor Road visitors.

The Soul-y Austin team is working on identifying themes that will contribute to the development of the Manor Road District plan; the plan will address the corridor’s vision and mission, and will provide businesses with clear goals and objectives that will lead to an enhanced and stabilized district.

The district is preparing for their workshop which will take place in early spring 2016. From there, the businesses will form a Manor Road Merchants Association and work together to accomplish the goals outlined in their district plan. The Soul-y Austin program and Manor Road businesses are looking forward to a 2016 filled with success and accomplishments. The City of Austin would like to thank the businesses within the Manor Road District for the continuous effort on making this initiative successful. Stay Motivated for Success

By: Maribel Garcia Valls, MPH, ACC- Coach, Writer, & Author  Bee Happi

Any dream or goal worth having takes time. The steps toward your goals may seem long and sometimes it may seem like “nothing is happening”. Most often, each step won’t have a big cash out or reward right away, but you have to take each step anyways.

When it feels like “nothing is happening”, use your imagination to stay motivated. Dream about what it will be like when you do lose the 50 pounds, get a new client, or find an awesome new job. Delayed gratification helps you build patience and gratitude toward the thing you are working for. Being patient with the process is a lesson all on its own. It took discipline and motivation for you realize that you needed to change. You had to stop listening to the naysayers, get rid of limiting beliefs, and find great people that you could model.

Change is not easy, but it is addicting. Once you discover that you can change one thing in your life, you start to wonder – what else can I change? You feel empowered. The thing is to keep on moving. People are great at starting, but many get lost in the steps because there is no instant gratification in achieving something worth having! Even though the process can be challenging, the lessons you will have learned about yourself are powerful and long lasting.

Final Thoughts: Be fearless & confident. Keep moving, keep trying, and keep growing. You are not alone. Read this the next time “nothing is happening!”

Quality Control Metrics and Procedures (QCM&P): What are these and should I implement them into my business?

FacebooktwitterlinkedinFacebooktwitterlinkedin

By: Larissa Davila – BCO Consulting Group

Growing up, I used to cringe when I walked into chain businesses and heard, “Welcome to our business!” and I would triple cringe when I walked out ninja-style and a teenager yelled from the cashier’s desk “Thank you for coming, have a great day!” I got annoyed by the jolliness in their voices and how they always saw me on the way out. It was total madness!

During my college years, I worked in retail. In this line of service, my training revealed the mystery that haunted me for years, employees don’t greet because they are strange jolly creatures. They greet because it is part of their Quality Control Metrics & Procedures manual (QCM&P). Greeting, makes customers feel noticed, appreciated and most importantly, it is the most effective loss prevention tactic available. When thieves know there is a “GREETER,” (Yes, there is a position in most chain stores that is in charge of greeting people) they won’t steal. Greeters help to reduce merchandise shrinkage. Figuring this mystery out and learning more quality control procedures amazed me. There is a whole science behind the size of your burger, the registration at the gym or spa and the separation between tables in a restaurant so that customers don’t bump into the neighbors behind them. These are Quality Control Metrics & Procedures and they rarely noticed when properly implemented. QCM&P’s are only missed when customers visit the competition and notice the lack of quality provided in comparison to their vendor of preference. In business terms, it is called the ONE BEST WAY. Business owners work on the ONE BEST WAY to make their customers happy every single time with the least amount of energy at the most effective cost. Once the ONE BEST WAY is found, a procedure is created and every employee in the business is trained to make sure it is always implemented. This technique makes customers miss the sales person at the shoe store, the cashier at the bank, the warm cup of tea at the spa and the fluffy slippers at the marvelous hotel from the last leisure trip. QCM&P are what make customers come back.

Big corporations implement QCM&P on almost every aspect of their business, should a Small Business Owner implement QCM&P’s? WELL, YEAH! A business is never too small or too large to provide quality service to its customers. There are too many options in our market and quality controls create an edge that most small business owners don’t even think about.

Quality Controls and Procedures are my passion. After I received my bachelor’s degree in Business Administration, I completed a certification in Vancouver, Canada as an internal auditor for the ISO. The International Organization for Standardization (ISO) is a worldwide organization that charges thousands of dollars to businesses to assist them to develop and implement their own QCM&P and to audit them periodically to make sure that they stay on track.

Do you have to pay thousands of dollars to get certified through the ISO? As a small business owner, paying thousands of dollars to get certified through ISO, may be unreasonable but there are many alternatives. Small companies like mine, can provide with the guidelines and consulting services to generate QCM&P’s at an affordable and effective budget, or you can look online for generic tactics to create a QCM&P manual. There is a lot of information online to assist business owners to create a healthy one.

Once a procedure is created, does the business have to keep it for life? No, when a procedure is added to a QCM&P manual. A revision must be made after a period of time to make sure it is still the ONE BEST WAY. If the procedure no longer makes sense to the business, it can be updated or removed and the business continues improving.

Are there more benefits to creating a QCM&P manual? Yes, having a manual in place helps in more ways than one. A few examples are:

  • When a business is trying to expand with a second location, a QCM&P manual to train new employees will help to duplicate service and ensure customer satisfaction at the second or third locations.
  • When franchising a business, a QCM&P manual is added to the contract agreement and the business owner can have the confidence that quality will not be neglected by the new entrepreneurs.
  • Having a business is very time consuming. Sometimes an owner cannot leave the business because employees don’t know what to do. The business owner can’t take a vacation, or showcase the business in fairs or conferences because customers suffer. Having a QCM&P manual helps to guide employees when the owner is not available.
  • It also helps to identify and value good employees. Trained employees that don’t provide quality service are a large obstacle for growth, with a QCM&P manual, a business owner can make an educated decision to let go a bad employee, or to give bonuses to employees that goes above and beyond to provide quality service.
  • In the event that the primary business owner has to suddenly retire from business due to disablement or death. With a QCM&P manual in place, family members can continue the business with the same vision and line of service that the founder had. A QCM&P manual can be the key to perpetuate a business for many generations.

Because of these and many other benefits, don’t waste any more time and start working on it. It is a great investment and you will see immediate and long term benefits from it at every stage of your business.
